Imagine din galeria Agerpres

Housing prices in Romania rose 14.4% in 2025 compared with the previous year, the largest increase among the European countries assessed, with the average price reaching 1,917 euros per square metre, according to the Deloitte Property Index 2026 study.

According to the study, Romania remains on the fourth place among European countries with the cheapest housing, behind Türkiye, Serbia and Albania.

The study was based on data from major cities in 25 countries, including 20 European Union member states.

Luxembourg had the most expensive housing, with an average price of 9,160 euros per square metre in 2025, up 4.6% from the previous year, the authors of the study said.

According to the report, home prices increased in most of the European countries analysed.

'Overall, 19 of the 22 countries for which national-level data are available recorded increases in average housing prices, with the largest rises in Romania (+14.4%), Croatia (+14.3%), Slovakia (+12.5%) and Hungary (+10.9%), while notable declines were recorded in Türkiye (-9%) and Serbia (-2.5%). Among the EU member states included in the study, high prices were also recorded in Czechia (5,412 euros per square metre), Germany (5,200 euros per square metre), Austria (5,199 euros per square metre) and the Netherlands (5,186 euros per square metre). Prices below 2,000 euros per square metre were recorded in Türkiye (864 euros per square metre), Serbia (1,706 euros per square metre), Albania (1,720 euros per square metre), Romania (1,917 euros per square metre) and Greece (1,931 euros per square metre). National average data were not available for Denmark, Bulgaria and Ireland,' the press release reads.

In Romania, the increase in prices was driven mainly by limited housing supply, according to Deloitte representatives.

The most expensive homes in Romania are in Cluj-Napoca, where the average price reached 3,137 euros per square metre, up 13.2% from the previous year, followed by Brasov, at 2,156 euros per square metre (+13.6%), and Bucharest, at 2,026 euros per square metre (+15.3%).

As regards rents, Bucharest ranks first nationally, with an average monthly rate of 11.2 euros per square metre, followed by Cluj-Napoca (10.3 euros per square metre) and Brasov (9.3 euros per square metre).

Deloitte representatives estimate that residential property prices could continue to rise.

The 15th edition of the Deloitte Property Index analyses developments in the residential property market in 2025 across 25 countries and 71 cities. All prices included in the analysis have been converted into euros to allow comparisons between the results. AGERPRES (RO - writing by: Nicoleta Banciulea; EN - writing by: Adina Panaitescu)
